What to Expect from your Residential Painters

Finding the right house painters or painting company for your home takes time and you want to do this right. You may ask friends and neighbours for a recommendation or you can search “Painters Toronto” in Google. Whatever your search method is, always pre-qualify the contractor before getting an estimate. Since everyone will promise you “quality work” what should you expect? Let’s walk through the process that we use here at Ecopainting.

The Consultation

When you first contact us, we set up an appointment to discuss your project. The purpose of this meeting is to find out what is important to you and to assess your needs. Here we talk about trendy colours, the latest paints and discuss your ideas. This is a good time for you to interview the contractor. We welcome your questions and address your concerns. Why not ask about our painters and who will be doing the actual work? We may be the only Toronto Painters that guarantee to not use sub-contractors.

The Painting Estimate and Proposal

“A proposal is more than just an estimate, it’s the roadmap for a great customer experience”

The proposal includes company information, insurance documentation and warranty details.

The “Scope of Work” lists what gets painted and what does not. For example: how many coats, what grade paint, which primer. Here we detail the level of prep and how we protect your property.

The “Colour Schedule” lists the room colours and is prepared by a colour consultant or designer.

Pricing can be for the entire job or broken down for different options. Unless the scope of work changes, the price will not change without customer approval.

The Actual Painting Experience

First we will suggest a start date and confirm it a few days before starting. On the first day the job manager will review the scope of work and discuss the following with you: 

  • Are there any rooms you want done first?
  • Do you want the painters to lock up or will you be home at the end of the day?
  • Is there an emergency contact number?
  • Are there concerns about children, family members or pets during the job?
  • What about parking spaces, washroom use, electricity, etc.

The Painters in your home are our staff and sign in on the job daily. At any time you know who is working in your home. We cover your floors and belongings and clean up daily. After job completion we do a walk-through with you, to ensure we did what we promised.

Ecopainting has been a pioneer in the paint services industry for over 25 years. While most of our competitors saw “eco” painting as a marketing opportunity, we realised that this was here to stay. Over the last 20 years, zero VOC paints have gained acceptance by both consumers and paint contractors as quality coatings. As governments started implementing regulations on paint manufacturers, the painting industry is now at a considerably better place overall.

This 2022 Commercial Painting Project is a Condo Building

In 2022, painting contractors were assessing the impact caused by government restrictions, while cautiously moving into unknown economic territory. This was exactly the case for Ecopainting. While transitioning into the next phase, we were open to new opportunities emerging from the changing housing industry. Painting for builders was never part of our core competencies but we decided to welcome change during uncertain times.

We were contracted to paint a 7 floor, 42 unit condo building in the Birchcliffe-Cliffside neighbourhood of Toronto. Most of the building was already finished, as we came in to complete what was left of the painting.

The Scope of Work

1. Repainting the suites, as they needed touch ups because of cracks and deficiencies. Some of the suites were painted partially and most in their entirety, including ceilings, walls and trim. The units ranged in size from 410 to 1846 square feet, with many having unique  layouts.

2. In the underground, the painting scope included concrete walls and floors in the residents lockers and storage rooms as well as metal pipes and walls in the parking garage. 
3. In the common areas, painting all the ceilings and priming the walls for the wallcovering installers. We worked in all the indoor stairways and painted the exterior concrete stairways. 
4. Repainting the doors and casings throughout the building with an upgraded enamel, including the elevator panels.
5. Lastly, we took care of  the lobby, amenities rooms, the gym and the guest suite.

Project Challenges and Concerns

Considering the large scope of work and the many unknowns, this project was not as challenging as we initially thought, Overall, the painters appreciated the predictability of having to paint at the same location for a few months during the winter season. 

Exterior painting in the late fall. Some of the exterior concrete was scheduled to be done late in the fall. While the temperature rating of the coating was acceptable, working outdoors during cold weather was uncomfortable for the painters.

Last minute scheduling. As soon as we were awarded the project, we had to put crews together and start work immediately. The builder had an existing sequence in place and we fit our painting crews around their needs.

Dealing with occupied units. Some of the units were pre-sold and vacant but a few were occupied already. Working our schedule around the availability of many residents was definitely challenging but it worked out just fine.

New products and shortage of paints. We painted with some acrylic urethanes, as well as concrete coatings we never used before. Even though today’s paints are user friendly, there was definitely a learning curve with some of them. There was also a shortage of the specified paint for the suites, which made touching up deficiencies almost impossible. We ended up painting entire sections with whatever paint was a suitable replacement.

This was a positive experience for our company, and are satisfied with our interactions with the client. As we move into this next phase and learn from our experiences, we are more educated to service this industry segment.
